For Western and Ivey students leaving London for the summer
Get paid for your room while you're away.
Heading to an internship in May? Going on exchange second semester? Sublet your room to SubLend and we pay you a fixed amount every month from May to August, whether or not we find a tenant.
Why subletting is hard in London
Your lease keeps running. Most of the people who'd sublet it have left too.
Few people looking
More students leave London in summer than arrive, so subletters are hard to find.
You compete on price
Every room on the Facebook group is chasing the same few people, so prices drop in May.
You're still on the hook
If a subletter stops paying or damages the room, you're the one your landlord calls.
The difference
Know what you'll get in February, not the week you leave.
| Subletting on your own | With SubLend | |
|---|---|---|
| Who finds the tenant | You, through Facebook groups and listing sites | We do. We list, screen and manage tenants |
| What you're paid | Whatever someone offers, if anyone does | A fixed monthly amount, set before you sign |
| If the room sits empty | You pay full rent | You still get paid |
| If the tenant stops paying | You cover it | Your payment doesn't change |
| Who you sublet to | A stranger you met online | SubLend, on a four-month sublease |
How it works
Five steps between February and your first payment.

Get paid monthly

Your guarantee
The better the room, the higher the guarantee.
Rooms that are more likely to fill get a bigger share of rent. Here's what that looks like for an $800 room.
| Room | Guarantee | You get |
|---|---|---|
| Near campus, AC, furnished | 70% | $560/mo |
| Mid-distance, decent condition | 55% | $440/mo |
| Far from campus or basement | 40% | $320/mo |
Percentages are illustrative. Final offers depend on summer demand.
What we look for
- Close to campus, downtown or the hospitals
- Air conditioning. It matters a lot in July
- Furnished, clean and in good condition
- Rent that's reasonable for the area
- Good photos and an easy move-in
If your room isn't a fit, you can still sublet it on your own. Nothing changes with your lease.
Questions
Before you apply
Do I need my landlord's permission?
Yes. We need written consent to sublet before we can sign anything. Most Ontario leases allow subletting with the landlord's consent.
What if my room isn't accepted?
You can sublet it on your own the way you normally would. Applying doesn't commit you to anything.
When do I get paid?
Once a month, May through August, for the amount in your offer. It doesn't depend on whether the room is rented that month.
Who lives in my room?
Screened summer tenants, mostly people who come to London for the summer: hospital residents and clinical placements, interns and visiting researchers.
I'm leaving for a fall or winter term. Can I apply?
Summer is our first cohort. Co-op and exchange terms are next, so tell us when you're away and we'll keep you posted.
Is SubLend open yet?
Not yet. We're a student team at Western getting ready for summer 2027.
